We stayed here with friends in Dec 2017. Practically had the whole place (and beach) to ourselves at that time of year as it was just beginning off-season. Weather was a balmy 80-degrees. Views were AMAZING. We were on the 3rd floor, ocean side and steps from the water. This is off the beaten path, so if you are looking for night-life, restaurants, etc, you will have to drive to them. If you are looking for a place to crash and read that book you've been putting off, this is the place. There is a little outside bar attached to the next property (maybe 20 steps from your lounge chair) that has fantastic margaritas and ceviche. All the condo's come with a kitchen and large frig. so you can also stock up on groceries on your way from Cancun or Tulum. It's about a 1.5 hr drive from Cancun airport and was a little hard for our driver to find this place, so if you have pictures you've printed out from google maps that would be helpful. It is down a dirt road off the main road. We chose not to rent a car but booked a shuttle from the airport and back, then just walked to the main road and waited for the Colectivo's to go into Tulum or Playa del Carmen (this place is kind of in the middle). Colectivo's were a great way to meet the locals and we felt very safe. They are always up and down the main road so if one is full it's only a few minutes wait until the next one comes by. Would so go back here again the next time we visit this part of the world.

Great beach that is not overcrowded. The rooms are large and have a full size kitchen but be sure to order some things from their kitchen too (good stuff). Everyone there was very nice and seemed to enjoy having us there. Dot, who cleaned our room, does a great job. Renting a car is not cheap but worth it to be able to visit other places close by. This was our second stay and I hope to go back again.

Aloha! Been here a few days and entirely enamored with this place. The view is exquisite, even on a scale of 1-10 (1 being the worst) rating it a 10 somehow still feels like an injustice. You have to see it to believe it my friend, the beach here is like something straight out a movie! It's beautiful.

Perhaps the real treasure here are the people. The positive energy that emanates from this slice of paradise is intoxicating. It's enough to pierce through your armor and drop your wall like a full sack of bricks. Let the ocean sing you to sleep, the sand comfort your every step, and appreciate every smile - then watch as your troubles melt away like ice cream in the summer. That is the effect this place has.

I live in Austin, Texas and anytime people ask me how I like it I tell them I love it! But being here, at this place, has encouraged me to re-evaluate. This your needle in the haystack, your diamond in the rough. Come here, you'll be glad you did.

We are from beautiful San Diego, its hard to top it but Villas de Rosa can! It was magical, the staff is the BESSST! The beach was almost completely all ours, our family of 5 stayed here. We had the whole floor to ourselves. FULLY stocked kitchen supplies and water! boogie boards, kayak, snorkeling, a cute little bar, and witnessing a sea turtle lay her eggs; it was the perfect end to our vacay. We had been in Cancun and Chichen Itza. Word to the wise would be the grocery store is pretty far good 20 min drive. DON'T FORGET ANYTHING! Other than that magical place, perfect for those who don't like big resorts but love white sand beaches!

We wanted a quiet 2 BR apt. for a dive vacation with our daughter. Villas derosa was just that. It is off the beaten path, and right on the beach... our room has a beautiful view of the ocean. The on site dive shop helped us arrange dives in Akumal Bay and the cenotes in the area. The kitchen was just right for breakfast and lunch, and there are 2 restaurants on site and others along the beach. There is daily maid service that cleans whenever you put a notice on your doorknob. The resort also helped us arrange a rental car on a day off from diving. Taxi service was simple when we went into Tulum for dinner one night. It was what we hoped for... quiet, easy and peaceful.

This is a truly wonderful hotel on the beach for those who enjoy quality holiday but do not want to overpay. To compare: similar beach-side properties in Tulum (15 min drive) are 2-3 times more expensive with much worse quality of beach and water. True, the beach in front of the hotel has some sea-weed -- as everywhere in Mexico, California, Australia etc -- But it is being cleaned daily (and much less than in “best beaches” in Tulum, plus no plastic trash like in Bali) + the water is clean to see through, with your own mini coral reefs and colorful fish to enjoy! Bring swimming goggles or rent a snorkel and you have your private paradise.

The staff at the hotel is very professional, really kind and will go additional mile to accommodate you. Kitchen is open 8am to 9pm with excellent food (and cheaper than in Tulum restaurants) and the rooftop bar with breathtaking views will offer food and drinks 12/noon to late at night. Neighboring houses are all boutique hotels or villas with clean beaches and not many tourists.

Here you can enjoy a breathtaking sunrise around 7am, pelicans flying over the water, and a truly serene atmosphere. Neighboring little hotel has a nice beach bar, and few minutes walking distance there is a booth for diving (3 times a day) with paddle-boarding, kayaking and snorkeling rentals. I have not found anything comparable in quality and price on Cancun-Tulum strip, so I will be coming back!

We stayed in 1 bedroom condo on second floor. Beautiful covered terrace with amazing view of ocean. Spacious living room, dining area and full kitchen. Nice shower room. Bedroom is at back of condo with air conditioning. Staff at hotel are friendly and helpful. Food is good. WiFi on beach. Beautiful white sand beach with small distance to water. Snorkeling in bay. Good value for 3 star hotel. Would definitely stay there again.

For our honeymoon, my new husband and I decided to vacation somewhere outside the Cancun/ Cabo style party town. Everything I could've hoped for was fullfilled by our stay at Villas DeRosa. We treated ourselves to one of the 1 bedroom condos, and it was amazing! Everything from the large open floor plan, the large kitchen area, and the beautiful oceanfront patio, were just what we were hoping for. We spent a lot of time exploring around the Akumal and nearby Tulum area. Throughout our trip, we felt super safe and welcomed by the local residents. Back at the resort, every single member of the staff was so attentive and passionate about making sure we had the best experience possible, and they succeeded! I swear, by the end of this trip, my husband and I were talking about moving to the area! Thank you Villas DeRosa, we can't wait to stay with you again ASAP.

We just returned from our 6th trip to Riviera Maya, and we LOVED Villas De Rosa! We've stayed at five star all-inclusive luxury resorts, and very basic hotels, and Villas De Rosa is our all time favourite. We booked a one bedroom ocean-view condo and we couldn't be more pleased. The staff were very friendly, the location is fantastic, and the condo was well equipped, clean, and well maintained. Check-in was a breeze and when we got to our condo moments later we were ecstatic. The condo has everything. The terrace was huge, and had seating for 10 with a fantastic view of the white sand beach, turquoise water, and sunrise. The living room was comfortable with views of the beach. The kitchen had all the stuff we needed, plus coffee, dish liquid, etc. The bedroom was roomy with a large closet with a safe, and a comfy Serta bed. The hotel restaurant was really good, and there is a swing bar and grill next door. We spent 10 days and had a blast at Villas de Rosa. We spent a lot of time snorkelling right from the beach, and we got lucky and seen a sea turtle, sting rays, angel fish, rainbow parrot fish, an eel, and tons of other creatures. We often took the ten minute walk to the highway, caught very affordable collectivos (public transit buses that go by about every 3 minutes or so). We got baked goods from Turtle Bay Bakery and groceries from San Francisco supermarket in Tulum. Villas de Rosa is a quiet and understated gem in our opinion. Can't wait to go back!
